Ipswich Masterplanned Community Project
Acquisition and development management of a masterplanned community development in Ipswich, Qld.
Over a two year period, as part of a small team we acquired and progressed approvals for one of the best remaining masterplanned community sites in SEQ by consolidating several landholdings from unrelated landowners. The project is strategically positioned 15 minutes west of Ipswich and 45 minutes west of Brisbane and is serviced by the existing Thagoona Train Station. Ipswich LGA is the fastest growing area in SEQ with over 5% population growth p.a.
The Queensland Government and Ipswich Council have identified the catchment between Walloon - Thagoona - Rosewood will need to provide additional housing for approximately 65,000 more people in the next 20 years. Thagoona is situated 6km from RAAF Base Amberley. RAAF Base Amberley is Australia's largest military air base, contributing over 7000 local jobs and over $565 million in direct regional expenditure each year. The Australian Government has made commitments to the expansion of RAAF Base Amberley with over $1 billion in new investment.
The acquisition of the project required negotiation with multiple landowners including a reconfiguration to carve off an existing dwelling for a landowner to remain and sell the balance land.
The project obtained its development approval from Council in Q4 2023.
As of 2024, the project owners have received multiple offers for their landholdings.
